Why this site shows demo profiles
Properearth is presented in demonstration form while live inventory onboards. The catalogue holds three
clearly-labelled classes: live listings — properties genuinely offered for sale by their government owners, each with
its source and parcel or site identifier; off-market · historic sales — real, existing properties reconstructed
verbatim from public transaction registers (address, last recorded sale price and date, register linked on every record); and
demo profiles — modelled samples that are not real properties.
Demo profiles exist for one reason: to demonstrate the platform’s working functionality — EarthIQ™ scoring, valuation, climate and GIS
risk, culture fit and full development feasibility — in the markets where live listings and registry data have not yet been onboarded. They are
never presented as inventory, they are excluded from market statistics, and their reports are free — nothing is ever sold on a demo profile.
Paid reports apply only to live listings and off-market historic properties. As live listings and further public registers onboard, demo profiles are
progressively replaced by real data.

Documented data sources
† Demo profiles are clearly-labelled modelled samples built from documented market evidence — no actual property sits behind them, and they are never presented as live inventory. They exist to demonstrate functionality that is real and working: EarthIQ™ scoring, CultureScore, GIS & climate risk, walkability and liveability, valuations anchored to government-recorded sales held in evidence (France DVF 2025, UK 2026, Florida all-county 2024–26, NSW Australia 2025, Ireland PPR, NYC, Singapore, Connecticut), short-let and hotel analysis, and full development feasibility (IRR, NPV, DSCR built line by line). The engines are genuine and run identically on live listings — the first 1,006 arrived 23 Aug 2026: government-offered properties from the City of Chicago (ChiBlockBuilder land sales), the City of Detroit (commercial sales), the Detroit Land Bank Authority and Homes England (UK Land Hub, on-market sites only), each carrying its true source, parcel or site identifier and price basis. ‡ Off-market · historic sales — 38,837,198 real properties across 785 cities and regions, reconstructed verbatim from government transaction registers and assessment rolls (HM Land Registry, UK · DGFiP DVF, France · Florida Department of Revenue NAL 2026, all 67 counties, US · NSW Valuer General PSI, Australia · PSRA Residential Property Price Register, all 26 counties, Ireland · Dubai Land Department Open Data, UAE · Taiwan MOI Actual-Price Registration · Japan MLIT Real Estate Information Library · South Korea MOLIT RTMS · HMS Kaupskrá fasteigna, Iceland · VZD NĪTIS Open Data, Latvia · São Paulo ITBI Transaction Data, Brazil · King County WA Assessments, US (full history) · Singapore HDB Resale Register (full 1990–2026) · NYC Department of Finance Rolling Calendar Sales · Allegheny County WPRDC Sale Transactions · Philadelphia Dept. of Records Real Estate Transfers) — real address, last recorded sale price and date, and a link to the source register on every record. Not for sale, never counted as inventory; they exist so the reports run on real-world assets. On the live site each city’s full set loads on demand; a representative sample is embedded in the single-file build.
